What fails first on a Green Country roof
Almost nothing fails in the middle of a slope. It goes at the edges and the joins, which is exactly where a homeowner standing in the yard cannot see it. Ridge cap is first, because it sits highest and catches the most wind. Then valley flashing, where two roof planes meet and every gallon of water on the roof is funnelled into one line. Then the nail heads, which work loose and lift a shingle just far enough for the next storm to get underneath.
Hail behaves differently again. It bruises the shingle mat before it visibly knocks granules off, so a roof can be genuinely compromised and still look almost new from the ground. That is why a roof that survived the June 2023 storms without an obvious hole is not automatically a roof that survived them at all.

How a re-lay actually runs
The old roof comes off first. That is not just a demolition step, it is the only moment anyone can see the decking, and we would rather find soft sheathing and damaged rafters then than leave them under a brand new roof. Rotten decking gets replaced and rafters get repaired before a single new shingle goes down.
Underlayment follows, then the shingle field works up the slope, and the ridge cap goes on last. Ventilation gets corrected on the way, because a roof with no air moving under it cooks its own shingles from the inside and shortens the life of the work you just paid for. A re-lay is the one realistic chance to fix ventilation properly, so we take it.
Most homes are one to two days. One of our crews started at first light and had a full roof finished by half past six the same evening. You will have the schedule before anyone turns up on the drive.
Chapter 03
The nails we pick up before we leave
A tear off throws thousands of old nails into the grass, the flower beds and the driveway. Plenty of roofing companies treat clearing them as optional. We treat it as part of the job, because you will be walking on that grass in bare feet and parking a car on that drive long after we have gone.
The crew clears debris as they work rather than at the end, then runs magnets across the drive and the yard before the job is called finished. On some jobs someone comes back after the crew has left specifically to check the yard again.
It is a small thing and it is the single detail customers mention most often in our reviews, which tells you how rarely it gets done.
